NEW BUILD

Your house is your character. It is more than just a composition of wood, steel, cement and furnishings. It is the very place that you re-energize and refresh for a successful life. We recommend you start from scratch if you want to build your unique home. GBC will be with you all along the journey, from conception to realization. 

  1. [DESIGN MEETING]
    This is the first step for a new house build. Our manager will get together with you and discuss to conceptualize your dream home. External factors such as the location, slope of land, road access, any restrictions, power and water connections will be considered. Then more of design elements such as division of space, rooms composition and layouts will be discussed, including your budget and timeframe. 

     

  2. [CONCEPT DESIGN]
    Concept design will come out following the design meeting. It will help you visualize the potential house and make revision process more efficient. We will go through a few drafts to confirm on the final concept design. 

     

  3. [QUOTATION]
    Based on the final concept design, we will calculate estimated cost for the construction. Alterations on plans are possible before moving on to building contract and price fixing. Also, getting a resource consent from Council can be discussed at this stage. 

     

  4. [CONTRACT & WORKING DRAWING]
    Once we reach agreement on the concept design and quote, we move on to signing the Building Contract. Written contracts are mandatory by law for any work of $30,000 or more and we also discuss the terms of payment according to the building schedule. Contract deposit is requested upon signing the contract and then licensed designer will commence on working drawing, which normally takes up to two months. 

     

  5. [PRICE FIXING]
    With working drawing being finished, and submitted to Council for consent, then we move on to price fixing. Based on the detailed plan, we will use most updated pricing scheme to reflect exact current market price(quantity survey if requested with fees). We guarantee transparency in pricing and share any quotations received from subcontractors. 

     

  6. [CONSTRUCTION]
    When the building consent is issued by Council, we can set out on the construction. Before we commence the work, we will provide you with a project management schedule that outlines the entire process for the build. We will also send you regular client report summarizing the works carried out with pictures taken at the site. Therefore you will know what is going on with your project at any point of time with 100% assurance. The whole building process will be supervised and monitored by our project manager and he will keep communication line open with you for the whole period.You will have access to our online project Management software, which is easy-to-use with 24/7 access to the Construction Calendar, photos, and more.

     

  7. [MOVING IN]
    There are 7 different common inspections for residential buildings. We will see to it that all those inspections are obtained as scheduled. When final inspection for plumbing, building and drainage work are passed, the house is ready for you to move in. We will provide a commercial clean for the house so that no trace of construction can be found inside and out. 

     

  8. [MAINTENANCE]
    Right upon completing the construction of your house, our maintenance work just begins. We will provide you with any certification, guarantees, official documents related to the build, We will give you the list of maintenance contact numbers of our maintenance team and subcontractors and suppliers so that any issues with the house can be attended to at any time. We provide a 10 year Master Builders Guarantee for your peace of mind.
